I recently read a book where they described a contract you can require the contractor to sign stating the terms and conditions for payment and consequences for not adhering to the prescribed deadlines etc. Have either of you had any experience with something like this? I feel like most contractors would be reluctant to sign something like this however if I were in their shoes and a GOOD contractor I would have no problem. 

Tried to get a copy of the contract the author uses but he was not kind enough to reply to me.

Hi BiggerPockets community! 

I am a recently licensed real estate agent coming from hospitality with 1.5 flips under my belt. Until now I have been rehabbing the house I live in and doing as much of the work myself as possible. Having given up my hospitality career and finding cold calling to get listing to be a joke I am diverting 100% of my attention to my flipping. 

I have funding and a basic understanding of the process, have read books and have a plan in place. What I need to know is who has some referrals for GOOD RELIABLE CONTRACTORS in South Florida? Until now it seems each contractor I have used is either trying to pull a fast one, do not communicate or do not do quality work. 

Please, if you are in the area and would not mind sharing your contractors with me I would greatly appreciate it. 

Any other advice would duly be appreciated.
