Was wondering if anyone in/around Atlanta GA was familiar with Clayton County. I'm looking at the Forest Park area and on the GIS zoning map there appears to be no specific zone code... most of that entire area is just labeled as "R". I understand that means residential but I'm looking to possibly add an ADU to a property and on the county site it states that properties zoned AG, ER, and RS-180 are ok to have ADUs.

Naturally, my search for clarity would have ended there but I noticed there was no explicit notation for properties zoned as just  "R"... see link to zoning districts and see attached image of GIS map legend:

So, my question now is, is there no reference to what "R" is or am I just not seeing it? If there is no specific reference then does that mean anything labeled "R" takes on the same codes as anything else labeled "R" (R-180 for example)? Or is it the opposite (which would not be ideal) it just means residential and nothing can be added or modified without some-sort of expressed county approval... :(

I called the office but no one picked up. Left my contact info but I don't expect a call back anytime soon. I'm going to keep looking but just thought I'd ask.

I was talking to an agent in the Bronx and she said she doesn't really deal with 4+ units in the area because they aren't worth the inspection headache. Just to name a few of the issues,

  • - full inspections by various organizations e.i. Fire marshal
  • - strict pricing guidelines from brokers

I thought this only pertained to 5+ units as they are considered commercial and anything below that is residential and thus not subject to the same restrictions. 

Is this different in NYC?

    Hi BiggerPocket Peeps

    Looking to become a Notary Signing Agent and I'm having trouble getting started with training.

    I would like to train online, so far I've been unable to find a legit, affordable, approved provider.

    Most of the companies listed on ca.gov are out of business (red flag?)

    Can anyone suggest a company/website?

    Has anyone done anything close to resembling this? I think I heard something on the podcast once but can’t recall the details. Was thinking this might be the only way to get a decent fourplex in the market I want. Having a hard time finding the deal that I’m looking for. Thanks
