Hey Steve,

Not much multi family available for purchase right now.  Rental market is tight as most properties have been leased up heading into winter.  However, the rental market was strong this whole past year.  Low vacancies and leading up quickly.  New housing starts are up, but it will be some time before supply catches up with demand and I don't see any new multifamily development in Montrose presently.

My name is Josh Kettell and I'm the broker/owner of an independent real estate brokerage company located in Montrose, Colorado.  My primary focus is on buy and hold investment properties including single family residential and multifamily with some motel conversions to long term rentals.  I have strong working relationships with key property management companies in the area that allow me to provide accurate market rental rates and keep up to date with the existing market rental conditions.  I have a business finance degree and a strong understanding of leveraged returns.  In addition to being a licensed real estate agent in the state of Colorado, I am an active investor in the Montrose/Delta rental market with six properties and over twenty rentable units.
