Post: Seller backing out

I have closing scheduled one week from today, and today the seller is saying they are backing out of the deal.  I have a signed purchase agreement with the seller and have proof of being able to go through with the purchase on my end (financing good to go, title company set up, etc.).  

What are my courses of action here to get this deal to go through? Is suing for specific performance the way to go? 

Post: Renting to a Airbnb host

Does anyone have experience renting to someone who has intentions of using the unit to Airbnb?  I have had someone from out of state approach me saying they will sign a 1 year lease and then manage an Airbnb in the unit.  I am afraid that this could be disturbing to the other two tenants in the building. I was wondering for things to look out for here or if I should avoid it altogether. 

Timeline of events:

- Inspection performed, no AC issues found

- Closed on property

-Days later, tenant informs me central air system hasn't been working for 2+ weeks (after inspection but well prior to closing) and they let the past owner know about this, and the owner didn't do anything. I was not notified of the issue until after closing when the tenant told me. 

Is this something I am on the hook for, or is this on the seller since they knew about the issue prior to closing?

Post: Brick Tuck Pointing on Investment Property

I've made an offer on a property in St. Louis that I intend to rent out, and have had an inspector do a thorough inspection. One of the red flags that came out of that inspection was a note that we should have the brickwork inspected by a mason for tuck pointing. I've never had brickwork done before, so not sure when to do this. 

I'd like to see if anyone has any thoughts on how bad this brick looks, and what it might cost to repair. The inspector won't hazard a guess on the cost.

Hey BP!

Currently looking for my first house hack opportunity. I've been driving around and have compiled a spreadsheet of addresses of properties I feel may fit my criteria. I retrieved owner names on local assessor's site. What are the best ways to get in touch with the owners? Any advice is helpful!

(I'm aware this may not be the most successful strategy, but I feel it could be good getting my name out there with property owners in the area)

Hi BP!

I am beginning my lender search. I have talked with a few agents and gotten recommendations for lenders in my area. One of the first things the lenders try to do when opening conversation is trying to get me to fill out their online forms to underwrite. I was wondering what things I should ask the lenders or look for before I start filling out approval forms. I obviously think that I should decide on a lender or two before filling these out as I don't want to many credit checks against my name. So, was wondering what screening questions to ask them or red flags to look out for.
