I think it really depends on your goal and how many deals you do, If your only flipping a couple houses a year then it's probably not worth it. But you could recoup your costs pretty quickly if buy more than that, also you will learn a lot about real estate from the courses.

Like most of the previous replies have said your expenses seem too low. I own a 4 bed 2 bath not too far from there and the expenses are closer to $650 a month. Also as was pointed out the Auburn Gresham area is kind of all over the place on sale prices so do your homework.
I also invest in NW IN (Whole sellers add me) but I feel your pain it's been slim pickings on the MLS lately. My best advice would be to check craigslist and the auction sites on the regular.

I'm not really sure, but not everyone lives in the Midwest and can properly manage properties there. I personally have thought for a while that Michigan and Detroit specifically represented significant bargain.

Yes, I wasn't impressed with it either, although it was just introduced so i'll give it a little time before I pass judgment. I wonder if they are somehow getting around not being licensed by claiming they are only facilitating the transactions or some kind of loophole. 

If you are not actually listing it with an agent I would just use a good real estate attorney and title company, there really is no reason to give them 3% for that amount of work

I've spoken with one of their loan officers before, about financing a 4 unit, I didn't end up doing the deal, but they seemed good though if I remember right they might be a little conservative in their lending requirements.

Hello my fellow real estate enthusiasts, I was wondering if anyone has had a chance to check out Auction.com's new platform Ten-X and whether you think it truly represents a significant change to the industry or just a glorified rebanding? They claim it is a move toward an online real estate marketplace, which could represent some opportunities for investors, particularly if this platform entices more sellers to sell by owner and allows for communication to directly negotiate with the sellers.
