I wonder if investor conferences are helpful also. I went to MFIN in Houston and there seemed to be a decent amount of investors

Lesson learned on my end with paying the contractors when the work is done when I made my first deal as well! We live and we learn haha.

Given it's a single property for now, until you grow your portfolio to 5+ properties, I would self-manage

air filters is a must. a friend of mine had one of his AC units go down because the tenant didn't change the filter. An expensive fix that could've definitely been avoided

I think it depends on the size of your portfolio! Notion's definitely a good alternative but once you go past hundreds of units, I think Appfolio or Rentvine is more fitting.

Your employees are lucky to have you! I think bonuses based on KPIs mentioned above. I've hired social media experts (a little different) that work under a similar structure and it's been working great.

Not to mention team off-sites if you guys are located in the same area also help a ton. A little break from handling tenants and taking them out on a nice hike or a pickleball match is always a good idea!
