A little bit off topic but curious, what debt are you accessing to go from a 5% cap rate to 10% cash on cash return?

@Andrew Kerr thanks for the reply! I was told by a few loan brokers that non-recourse loans aren't available at this loan level. Is that true or do I just need to look harder?

Hi All!

I'm working with an investor/partner who has pledged ~$300k of his own money to help me get started while I run the operation earning sweat equity. I had a deal under contract that would have used up 150k of his commitment and 5k of my own, but he very much did not like that he had to be apart of the LLC and that he had to be a guarantor on the mortgage. The deal fell through because a bank switched terms on us during underwriting, but I was wondering if there is any way to structure around this problem. He offered to deposit the money in an account, does that work? Are there any other options?

Hello,

I am in the process of buying my first real estate investment property in Chicago (southside, Cermak and Califronia) and am looking for an insurance agent I could use to get some quotes and eventually use to put insurance on the property, any suggestions?

Also, I'll take any advice on types of insurance to get?

Thanks for the input everyone. @Amy Wan have you ever used AlphaFlow? If that is what they are working towards I'd be interested in checking it out.

@Mike Dymski I definitely agree with that, definitely a missing part of the industry.

I've always dreamed of building out on a software we have all described and trying to operate it as a business. I still definitely think there is a need for it. If the application ever got big enough, I think some of the market information that could be pulled from it would be awesome.

Hello!

My name is Josh Jacobson and I work as an analyst in commercial real estate in Chicago. Throughout my career, I've noticed a lack of technology that aides in real estate tracking and analytics even up to the private equity and REIT level. I've recently made the jump into "retail" real estate investing and have noticed a lack of software devoted to financial analysis. I know Bigger Pockets has their great calculators but I still think the industry lacks in that department. I think a software/application where you can have access to your portfolio metrics to lead you to better decisions about leases to sign, rents to offer, mortgages to pay down or renovations to complete would greatly help me. The software would allow you to view metrics such as yields, internal rate of returns and projected/realized cash flows of your investments not just as individual assets but as a portfolio. Further, the software would be able to aggregate information from other users to provide comparable analytics in different areas for things like rents or finishes. I would love a way to put numbers behind my "educated" decisions retail investors make. Anyone have any thoughts? Please share your thoughts on the thread or DM me if you have any personal interest!
