Welcome aboard! SF Bay area is pretty crazy, but people are still picking up deals there. Investors up there are telling me the only inventory they are picking up are major, major rehabs. Like tear downs, or major structural issues. Even then, I'm sure it's a multiple offer scenario from investors.

If you decide on CA Central Valley or LA, let me know. I have done deals in both markets and have no problem helping out.

10k in capital isn't enough to do much in CA. I'd market and find deals with that, or find partners to combine some cash with. I do have to admit I don't know much about mobile home investing, so you might be able to do something there.

Of course it's legal. Just do it ethically.

How are you running your numbers? Arv? I wouldn't buy a condo or settle for break even or neg cash flow.

This actually angers me. I have "wholesalers" claim great deals all the time. Sending me properties listed on Redfin for 80 days then send me 10k above list price. Then, I politely ask to remove me from their "buyer list" (who is buying these?!!) and of course I get the same email from some other clown at +1%. 

FASTEST WAY TO LOOSE CREDIBILITY.

It's no different that assigning a commodities contract. 1000's of people do that every day.

If you're doing it correctly, all you're doing is selling the right to purchase the property. There might be some nuances depending where you are, but essentially that's all it is.

It is not illegal. You're not acting as a fiduciary to any seller or buyer.

Congrats! Where is it located? (Nearest cross streets) and what is the cost per unit or Cap on it?
