@Sean Graham will have the answers for you on this and how easy it might be to try to do on your own. Cost seg is his thing.

Thanks for tagging me @Jonathan Greene

@Josh Horst I'd be happy to take a look. I don't recommend the DIY especially when you the house is $500k and you are utilizing the STR strategy. Typically good to have an engineer involved. Why do you want DIY?

Thank you for the reply and advice! The reason is because it is an order of magnitude difference in cost ($4,000 vs. $400). Any thoughts?

I'm looking for a CPA this year who's knowledgeable about STRs! I converted a house hacking home into an STR and I'd like to perform an online DIY cost segregation study, such as KBKG.com, and apply bonus depreciation at the 60% rate this year. I self-manage the property, therefore I believe I can utilize the STR tax loophole, and apply these losses to eliminate my W2 income. The home is approximately $500K, and has some improvements.

My question is: how reliable are online DIY cost segregation studies? Has anyone had a negative experience? Can someone help me find a CPA that has experience with this?

I've been a big fan of the BiggerPockets Real Estate podcast ever since my brother recommended it to me last year. I listen to it while I drive around Denver delivering food for DoorDash (and spotting out viable investment properties). I'm looking for someone to help me out in the Denver market.

I studied aerospace engineering at CU Boulder, and am currently in an MBA program at CU Denver. I want to do a house hack when my current lease ends in August 2021!
