Wayne - I am generally around 50-60% LTV. I generally don't do refi's and hopefully agree with the investor's acquisition cost so my LTV is also my LTC. Tough for me to provide general parameters on ARV as some deals need more capital than the acquisition cost and I usually don't fund improvements. Rates are 10-15% with 2 or more points and 6-18 month terms. I prefer to do what I consider to be less risky deals in the 10-12% range then the more risky deals at the higher end of my range. Would love to meet up some time.
