@Dave Foster I purchased an investment property through a 1031 exchange about 4months ago. It is currently being rented.  My son is going to move into the property next fall while attending college.  Can I quit claim deed the house and add his name to the deed so that we can get homestead tax exemption while he is still living there?  We will be renting out the other rooms while he still lives there. Does adding his name to the deed trigger a taxable event? Thanks so much!

I bought a house in Indiana for my son to live in while attending college. Can I add his name to the deed to get a homestead exemption on this house? I live in Kentucky and do not qualify for homestead here.

I have purchased a home in Indiana for my son to live in while attending college. Should I pursue putting the house in his name to get the homestead tax rate? What are the implications?

Yes, he removed his belongings, but she said he did not take some of his kids stuff.  She said she can be out by Oct 1 without paying rent due on Sept 20.  I told her I would let her go if she didn't pay Sept 20, but I will still send pay or quit notice Sept 21 just in case I have to evict. I'm thinking to wait 10 days after Sept 20 before changing the locks, assuming she will be out by then.

Did he remove all of his belongings? Maybe not or she wouldn't be worried about him coming back when she isn't there. It's hard to call it abandonment if his belongings are still at the property. Good time to do an inspection.

I would proceed cautiously. If she signs an amendment to end the lease early and he does not b/c he is uncommunicative and he shows back up at the end of the month you will be in a bind.

I would recommend providing her an amendment to terminate the lease early that requires both of their signatures. Let her be responsible for getting his signature. I imagine she knows where he works.

Let her know until she gets his signature you will expect rent on its due date each month.

If you don't get the rent, start the eviction process, unfortunately.

Let her either hunt him down for his signature or find a roommate or go to her parents for money.

Boyfriend/girlfriend signed a least together in May.  They broke up a few weeks ago and the male has disappeared.  He won't communicate with me at all.  The female says he won't talk to her either.  She tells me he's been gone for 17 days. She has requested to change the locks because she doesn't want him in the house when she isn't there.  I refused to do that.  She would not financially qualify for the house on her own and she is telling me it is going to be hard for her to make the full payment.  I want to work with her to get her in a place that she can afford and get tenants in that can make the rent ASAP.  My question is if she and I sign a release to end the lease, but he doesn't sign it, can I take possession of the house when she moves out without evicting him?  I have a 10 day property abandonment clause in the lease.  So, far she has been very good at communicating and has never been evicted.  Any advise would be appreciated.  This property is in Kentucky.
