I agree with MikeOH here. Depending on your area this is almost a must. Wearing a vest for your initial entrance isn't a bad idea either. In many cases you can invite local law enforcement to enter with you. You'll typically need to set this up in advance.

Once there becomes signs of regular property use/rehab the homeless and others tend to find another place to stay. From this point forward the most you have to worry about it theft of materials and tools. It's the inital visits that present the most danger.

I did a Search here on Biggerpockets regarding non-competes. There are several other threads covering this topic, so for that I apologize.

What I did read is that non-competes should be written by an attorney, and also that they are relatively ineffective in RE.

So...lets stray a little....
Has anybody had a competition problem and is willing to share. IE: Has anybody been taken be an agent, another investor, a Hard Money Lender...etc? If so, do you feel presenting a non-compete contract up front would have prevented it?

Anybody have a good source for a general "Non-Compete" contract?

This would be used while working with Agents, Lenders, Private Investors...etc.

Anybody have any experience using one? Do you feel it is necessary?

I see that Loopnet has a free membership. Are the pay memberships really better? Does the free membership limit what you can view?

What are you using for personal and family health insurance?

What kind of prgrams are available/recommended?

What is the range of monthly cost you are experiencing?

I'm aware this will vary state-by-state, but overall averages should be similar.

What does "MAO" Stand for? It is not listed in the glossary.

AN example of the context I have seen it used in is from a wholesaller stating... "Selling below MAO".
