Post: Is an LLC needed or not?

My business partner and I are starting out and he was pushing for us to put together our LLC. I am wondering if this is a necessary step and something that needs to be accomplished before we close on our first property? What are the benefits?

I am looking at a property that is part of the "Neighborhood Stabilization Program" and it states "Before sending an offer Check the NSP2 Tables to see that the Buyer complies with the Family Size-Income requirements." I am having a tough time finding what these requirements are. Does anyone have experience with these types of properties and know the requirements? Is there any way to make them work at rentals?

@Karl Schnitzer I have a relationship at Univest I am planning on using. I went through the pre-approval process and have some personal savings I am planning on using as the down payment. I also have a partner I am splitting costs with. I am definitely open to any options that I uncover along the way. Any suggestions?

Hello, Bigger Pockets! 

My name is Josh Frank and I am getting started on my journey into real estate investing. I have been obsessing over the BP podcast over the past few months and reading my way through the recommended reading material. Professionally, I have spent the past 10 years in Sales developing territories for a manufacturing company for the Eastern US and am now ready to build real wealth and achieve financial freedom. I currently reside in the Fishtown / Kensington neighborhood in Philly and can't help but be amazed at what's going on around me in the real estate world. I recently obtained my real estate license (primarily to help with my investing journey but also to learn and help others as well) and I am currently with Long and Foster center city. 

My goal is to purchase my first property within the next 90 days and use the BRRRR method to compound my buying power and have 3 properties by this time next year. I would like to replace my current income level by 2025. I am currently looking for properties in the Philadelphia Market as well as the outlying suburbs including Phoenixville, Paoli, Conshohocken. Ultimately multi-family properties interest me the most, however financially it seems to make more sense for me to start with single-family for my first deal.

I am looking forward to meeting so many other like-minded investors here in the BP world!
