@Marc Winter Thanks for the advice. Would you recommend investing closer to home rather than 4 hours away? Long island has become so expensive and after running numbers upstate, we would be able to do more with our money. I totally understand the hand-holding required in this case, as I was a student renter myself in college. I like how vacancies are less of a concern, we would be able to get the year's premium upfront before the semester starts, and we could have their parents co-sign the lease which would help with screening. The risks and benefits are different than regular rentals, and we are still deciding what we want to do. Really appreciate the reply

Would you buy a property near a flourishing university with the intention of converting it into a student rental, if the general trend of property valuation is stagnant or slightly decreasing? The population in this area is also declining by 0.91% each year, but I assume that's because of the elder population moving out due to increased student rentals in this area. This particular university has just had the highest rate of enrollment in its history so I am not concerned about vacancy rate. The purchase vs sold prices over the last 10 years have not changed much or at all. Please let me know your thoughts.

P.S., this is my first investment, I am working with a partner who went to this university (who also has never invested), and we both live on Long Island. All thoughts or recommendations are welcome!

Hi everyone, 

I am looking to invest in real estate on long Island. I just bought my first home, which is essentially a live-in flip. In the past 10 months of living here we redid the floors, created a master bathroom and walk in closet, redid the siding, built a shed, painted and landscaped. Still a work in progress! I am interested in buy and hold investment, either on long Island or in another region close by. I know competition is high here! I am super motivated and excited; ever since buying my first home I have been hooked on real estate. I hope to learn from many of you and look forward to connecting! Cheers,

Hi Zach, 

I see you haven't gotten any replies! I am new to the field, just bought my first house on long Island that is my primary residence. I work in Healthcare but am looking to transition to real estate investing. I'm thinking about getting my real estate license online. Any suggestions or recommendations? How do you feel about investing on long Island?
