@Joshua Solomon I think your talking about Capital expenditures. What you have to do is save up a certain percentage of rent as reserves each month so that you have money to fix large repairs in the future.

@Martin Grizzanti I was wondering this too and so I found some information on the city website (http://www.cityofrochester.gov/realestate/). Unfortunately, you and I both missed an auction which was two days ago and the next one is in January (at least according to this website). We also missed the deadline to bid in the next auction which was October 9th. You can try to call the Rochester courthouse because they might tell you about more auctions, but when I called them they transferred me to the real estate department and no one answered. Also, a lot of the numbers for these courthouses are disconnected when you search for it on Google -- Rochester needs to get more organized. Well, I hope that helped. Let me know if you find anything.

@Dustin Figenscher Congratulations on your first deal! As a newbie in Rochester, I'm wondering what method you used to find the duplex? Did you use the MLS, agent, a wholesaler, etc?

Yeah that probably seemed weird. I'm not writing a book, I'm just a newbie that wanted to know how people got started in general and how they got their financing. That's why I posted in two different forums.

I am sorry I didn't answer back sooner. I just haven't been on BP in awhile which was completely my fault. Also, the reason why it looks like I didn't answer back on the other post is because I messaged each person because I didn't realize you can mention people in the same post.
