@Matt H. - Thanks for the input! I appreciate you bringing this up as we adjusted this during our closing stages with our investor. The Final Closing cost number was $62,555. We estimated very high originally knowing that it would drop lower but wanted to set proper expectations before we were able to finalize a closing cost percentage. The number above was nearly doubled during original evaluation.  Thanks for the comment, I will update our final numbers above to reflect this.  Thanks again Matt!

So great to read this and see how many people have benefited from Bigger Pockets! I myself going on 1 month since joining, have met over 9 investors that I have helped start generating some passive income that were brand new to REI. Not only have I helped others grow personally, but I myself have been able to share the knowledge learned here and apply it to real time scenarios to help others. From newbies to full time investors everyone has a spot here to make money.
