Hey guys! I'm looking for an online marketing specialist that can help us with our online ads (FB, google, Pinterest, Instagram, Snapchat, click funnels) and Google analytics. We already have most of these in place, but I need someone who has experience to help us optimize our efforts. Any suggestions would be appreciated! Thanks.

I'm looking for contractors who are familiar & certified to work with 203k loans in the Pottstown area. 

Hey Everyone,

Just wanted to give a quick update. After several phone calls and letter didn’t work I went to the owners home last week to introduce myself (he’s local), he was tentative at first which is no surprise. However after some gentle persistence I was able to follow up with a phone call and scheduled a breakfast w/ him last Friday. It was a great meeting, and I was invited to attend a weekly meeting that he hosts at his house. I’m still pursuing other leads as well but wanted to give an update on some positive progress!

Thanks @Scott Morongell you're definitely  correct. Still no updates on this particular property, phone calls haven't worked. A friend who happens to have a law firm (and who may become a partner one day) offered to send a letter through his firm on my behalf. That letter went sent out this week so we'll see where it leads. I know I'll be looking at many more properties! Lots to learn but enjoying the process.

@Bjorn Ahlblad thanks Bjorn. If my conversation goes well my plan is to reach out to some investors I know who are already syndicating. I know I will “make less” but I will gain a lot more from the experience. I agree with you it’s a big undertaking, especially for someone with no experience in apartments.

Hey guys, I've been getting educated about purchasing apartments for several months now and I while I recognize I'm at a point where I have a lot to learn and I don't know what I don't know I believe I found an opportunity worth pursuing and I don't want to miss out because of fear/inexperience.

Here's building- It's a 51 unit in a rural area (45 min drive from Philly/Conshohocken) with low crime/unemployment. The building looks like a classic value add, lots of differed maintenance on the outside of the building. It does not seemed to be managed well, property is a mess and has no online presence among other things. It looks like vacancy is low and I would assume a high number of section 8 based on the parking lot being full around 12pm on a weekday. Rents are about $150 below market, compared to a similar apartment complex 1 mile away.

The owner purchased the building in 1972 is 80+ years old and lives within a 20 minute drive, he lives in a moderate not wealthy neighborhood. If I had to assume he's keeping the building for the cash flow but doesn't want to or can't invest the money into fixing up the building. I want to be prepared to answer any objections like avoiding a huge tax bill or loosing his monthly cash flow. What advice would you give before I reach out to him? Thanks.
