Also wanted to update as to the current trajectory. I would love any opinions that you may have to offer!

Both my wife and I are now interested in getting our RE License and my dad may end up getting his GC license as well.

Our thoughts are to focus on BRRRR in our area and grow from there. I think our focus will be more long-term equity in the home. We were focused on just flipping, but now seems that holding the property will be more in line of our goals.

If any of you have recommendations for property management companies, I would love to start contacting them and comparing? On that note, do any of you have key criteria when picking a PM company?

I am definitely one to have the "analysis paralysis" sickness and I am trying to gather enough information without not making the leap. We had a friend, who is a Realtor, recommend to start looking for open houses to just get a feeling of the business. Do any of you have any recommended steps that you feel worked best to getting started? I hear that constantly on the podcast and I know we NEED TO JUST JUMP IN!

Thanks again for all your help!

Thanks @Sam Bagwell for letting me know. That may be difficult for me as well, at least until I can switch over to REI full-time. Do you have any opinions on any up in the North Metro area?

@Sam Bagwell - you are right. I didn't find much on that front. As we have been learning more, we decided to go the STR route for now. Looking around the pan handle area and possible Gatlinburg. But we will be looking more at the buy-and-holds in FOCO as the next step after STR.

Thank you for your input and response! Truly appreciated.

Are you part of a local REIA? I see that you are close to me (near Gainesville) and I am looking at some around the area. Do you have any experience with any around? Any suggestions or advice would be greatly appreciated!

Hey @Alan Arena!

Thank you for responding as well and thank you for your advice. I would definitely be interested in having some meetups in Cumming (especially since I am all the way up near the North GA outlets).

Thank you for the offer to help as well. I Do think we will be starting on duplex-to-quadplex’s to start. Super pumped for this next stage of life.

Again, thank you for taking the time to reach out. I Would love to stay in touch and figure out a Cumming meetup soon.

Thanks again!

Hey Micah

Thank you for your kindness and taking the time to respond. Also, thank you for the answers as well. I feel like the advice has helped already.

Hello everyone! My name is Josh Dunn and I am finally taking the full leap into Realestate investing!

I am married to a beautiful wife of soon to be 7 years and we have an incredible son who will be 4 in April (FYI - we actually share the same birthday)

I am currently in the soft tissue/rehab world (people not houses) and work at a chiropractic office.

I am honestly getting into Realestate investing to achieve TRUE financial freedom for me and my family. I am tired of only getting paid when I work and I am truly done with feeling the heavy heart of not wanting to take our son to the doctor because of how much it costs.

As for which type of Realestate I will venturing into, I am still not quite sure. I originally wanted to go straight into apartment complexes but feel like I may need to get feet wet before going into something that may be a little much to start with. I think I am going to start in flipping and single family rentals. I think I will then get into short-term rentals then to feed into long-term rentals. And WAY later down the road, I want to get into commercial. Has anyone else had these same ambitions? What are your thoughts? (truly want to hear)

I can be very intense and passionate when it comes to putting all my energy and effort into things (Just bought David Greene's book, got "Rental property investing" by Brandon, became a Pro member, and already starting to practice running numbers with the BP calculator all within 3 days).

My action steps (things you may all PLEASE hold me accountable for) are to:

- Be known on the forums (I will ask many questions)

- Run at least 100 deals in the calculator for practice by March 1st, 2020.

- Purchase my first property by June 1, 2020

THANK YOU! Thank you for all who introduce themselves and making me feel welcome. Thank you to BP for putting a place this together and for all the incredible content! Did I mention....thank you?

My question to all those who wish to say hello:

- If you could go back to the beginning and do it again, how would you do it differently?

- What resources helped you out MOST? (podcasts, books, mentors, meetups ,etc)

- What would be something you would say to someone just starting out, to light to fire under the rear to motivate them to not quit and jump all in?

I am truly thankful for this place and for all the people I will be connecting with in the future!
