@Judy Best you are very correct. The thing is right now id rather deal with this hiccup than a turn over. If she wasn’t such a good paying tenant over previous history I’d look to move both out. But i don’t think that’s the route i want to take right now.

But, i will be able to have my own terms once i get her into a lease considering she’s not really had any terms coming from the previous landlord, whom cared not about his ability to landlord. Lol. I purchase 2 properties from previous owner this being one of the two. Both came with tenants. Other than this issue everything has been great with the tenants. Thanks.

@Anthony Wick yes she works at a local factory. She is actually the tenant that was placed in the residence before i purchase the property and is the one who always pays me the rent. He is a boyfriend that she moved in without informing the previous owner. He actually has no tenant rights. I did contact my local police and they advised me to ask him to leave and if he doesn’t they’ll come escort him out. Thanks.

@Michael King i think you are correct. Since there is no lease at all i am going to sign her to a lease tomorrow then she can ask him to leave or call the police at that point and i don’t have to get involved in the drama. Thanks everyone for your tips.

@Dave Rav Wow that’s crazy.

She informed me earlier that if i don’t get him out she’s moving out. And she being the payer i need to find how to legally remove him and keep her. :( any further suggestions would be helpful. Thanks everyone.

Hi. I purchased a rental property earlier this year (my first rental purchase) with inherited tenants. The lady who pays the rent wants her boyfriend out. She called the police and they can’t make him leave because there’s no proof he’s not on a lease. There is no lease in place, just month to month renting. What options can i provide her to get the boyfriend out and enter into a new lease with her? Can i just tell him to leave? Or? Thanks.
