@kerry baird i will definitely check that out, im very curious to see what you have done to the place. I have never put much thought into doing any flipping mainly because one of my favorite parts of real estate is actually owning the land my properties will be resting on.

is green board something you always use? i have never heard of or seen it ( that i know of) around here. my kitchen will be getting torn out this week and im picking up cabinets tommorow. starting tommorow i will be getting the ceilings scraped and starting to mud the walls. throughout the remodel i will have a couple outlets to move, my over range venting will be moved, running new lighting and i will be running a water supply line to a fridge. new cabinets,paint and floors and im really hoping to have this kitchen done within 4 weeks. (aside from the countertops which i will be building from solid wood slabs of maple covered in epoxy.) i run a business milling and salvaging trees and building furniture.

3 months is a long time to go without a kitchen and i could only imagine it turned out incredible! talk about some determination and patience you have!

That is exactly what i needed to hear. i can not wait to make a profit off this property that i can invest into another. living in a home during rehab is a bit of a stressful process so major props to you for pulling that off so many times. how long does your rehab take on average? are you buying homes that still qualify for conventional loans or homes that are a bit more on the fixer side?

I am remodeling my 3bedroom 2 bath manufactured home and I am having a great time doing this and its an amazing learning experience. i was in construction for 5 years remodeling homes so im not new to this type of work but i have never done anything so drastic by myself. My manufactured home was built in 88  and like any other manufactured it looks as cheap as it was in every corner so i figured i can change that, do a cash out refi and be on my way to my first investment property.

heres the numbers thus far

i bought this home in 2015 for 214,000

i owe 194,000

ARV goal is 320,000 (i expect closer to 310)

current remodel budget at $25,000 (remember i am doing almost everything aside from the sheetrock)

i have spent currently $12,500 and i got most of my flooring paid for, my kitchen cabinets ordered and 2 bedrooms and a bathroom fully done.

Working for equity is something i have never done and as hard and much as i have been working im not sure ill be making very much for my time in the long run but im definitely getting paid in experience.

How many of you are remodeling your current live in home?

This is incredible and love the success story. im just waiting for my time to get to jump into something like this. im glad it all worked out and the property looks amazing!
Aaron thank you for teaching me something new... what is msa? theres a lot of new terminology to take in around this business haha. i supposed ultimately i should have asked are people still investing around here without too much possibilities of even hitting that 1% and knowing that we are just about at the most inflated prices will get to (according to most)
John, The only thing I truly hope to receive from my first deal is more knowledge and motivation to make another purchase happen very soon after. I do really want to find a great location for my children but i am hoping to find a bit of a fixer that i can find some instant equity in.
as I am new here is there a way that I can reply to you each individually? Thank you all for taking the time to reply I am glad to interact with local investors. Keith I think that is totally awesome that you get to invest in other states and perhaps that may be in my future It is not where I want to start. your a buy and hold investor but what kind of properties do you primarily buy?

The best questions to ask are.... What could go right? everything can go wrong but if we focus on those we wont ever make advancements in life. :D
