Post: Financing of Airline Crew Housing Opportunity

I'm looking for some opinions on financing for a potential purchase. The opportunity is for a duplex that's been opened up, now offering 6 bedrooms/2 baths for airline crew members that stay overnight in their airline base city of Philadelphia for their trips (referred to as "Crashpads" for those familiar - these people live elsewhere all over the country but work in Philadelphia). It's been owned by the same individual for 16 years and he's been able to maintain full occupancy the entire time. Gross income is $2800/month. He's currently selling the property and everything inside for $170,000. 

I currently have a primary home under loan in a different city, though plan on moving to Philly within the next few months. I may also keep my house as a rental. I'm looking for thoughts and ideas for financing options for the Crashpad. I have adequate cash for a 20% down payment if necessary but prefer not to get killed by an investment-type loan.
