Post: Cap Rate and Cash-on-Cash ROI versus $100/door

Hi BP Members,

I hope you're well. I'm analyzing a property for purchase and the cap rate is 5.73% and cash on cash ROI is 5.07%. The monthly cash flow is $291.46 total for the duplex. While I think the rent could be increased $75 or so per side in the future, one of the units is in a 2 year lease. Purchase price would be $295,000 and would be putting 20% down, as I couldn't find any options for less down with an investment property. Note, this includes 10% for property management as well. The numbers would be nicer if I self-managed, but don't live local to the area.

What are your thoughts regarding the lower cap rate and cash on cash ROI versus yielding >$100/door, which this is currently doing? Most other information I've read indicates not buying for less than a cap rate of 7% and hopefully cash on cash of at least 10-12%.

Hi BP Community,

I hope you're well. I own a lot in a desirable location where the market is relatively hot and build costs are ~$200/square on the low side. We placed a FSBO sign on the lot and received an offer for $54,000 more than we paid for it last September. We're currently within short-term capital gains, but if we pushed the sale off another 1.5 months, would be beyond the 1 year of ownership. There is another comp that sold for $85,000 more than we paid for ours that's also on our street. We're not in an immediate rush to sell it, so could hold, but also want to be mindful that it's still a relatively nice return on the initial investment of $68,000 with down payment and closing costs.

I'd appreciate any guidance you may have regarding holding on to land to appreciate in the long-term (not making any more of it) despite the carrying costs of taxes/interest paid on mortgage, versus selling it and making a profit.  I don't envision that we could buy this piece of land for what we paid for it in the future, but again, there's the risk of holding on to a non-income producing property for quite some time before we build.  It's uncertain when we would build the home, so it could be within several years, or it could be in 10.

Hi BP Members,

Hope you're well.  I'm considering vinyl plank options for a 1300 sqft rental property and recently received some Cali Vinyl Pro LVP samples.  They're 5.5mm thick and do not have a built-in underlayment.  I'm most interested in these because they have natural texture (indentations/etc that are significantly more authentic looking than LifeProof, Smartcore, and others I've seen). I was previously looking at planks only >7 or 8mm thick.  Looking forward to hearing your thoughts on the following:

1) Have you used Cali Vinyl Pro LVP before? If so, what was your experience? Did you include an underlayment as well?

2) What are your thoughts on thickness of planks? 

3) Would you recommend planks with built-in underlayment, or just adding in another underlayment?

4) What other brands would you recommend other than Allure?
