I'm doing a 1031 on my rental property in Washington DC and am looking to buy a duplex or two in Columbus, OH. Total amount of property purchase should be upper $400K to $600K.

Thanks, everyone for all your constructive feedback! It's probably not helping that I'm currently living in Australia and trying to do this so the 14 hr time difference is killing me a bit.

So basically it's all about hitting those quick deadlines and making sure you've got a few properties ready the day of closing. 

Financially, if I have a HELOC in addition to my primary mortgage, is the HELOC paid off tax free under the 1031? I've seen some ambiguity about when that's permissible or not.

I own an investment property in Washington DC and am considering putting it on the market and doing a 1031 exchange. What do you wish you had better prepared for or what unexpected issues did  you have when selling or buying the property?

I'm likely going to buy in Washington DC, Columbus OH, Chicago, Charleston, or Greenville, SC where I visit frequently or know the area well.

I'm definitely leaning towards keeping them. It'd just be nice to squeeze out another $185 a month!

I rented out my condo through a great property management company over a year ago since I was moving out of state. I've returned to DC and was recently informed my tenant is moving out to buy their first home. 

Since I'm local again, would you self manage the property and find the tenant yourself and forego the prop management company to increase monthly cash flow? Or would you stick with the management company? It's been a good experience and since I travel quite a bit, I like having the peace of mind knowing the prop is looked after...
