@Kelly N. From some of the books I have read, location and cash flow of 200 per unit from day one are very important, what are other key factors I should look for?

I’m 25 and very eager, I have always wanted to pursue real estate since I first played the game monopoly but just now have gotten the courage to take some action. I have some credit card debt and little student loans I would like to pay off before looking into homes and taking the plunge. I’m just trying to get my homework done first lol

So you first got in contact with a realtor, how did that conversation go if I can ask?

Then get in contact with a good lender? How about contractors do you usually do renovations?

Also how do you manage it?

Do you have a landlord or you take care of it your self?

Do you walk the grounds fairly often or just a inspection every now and then?

What is it like when you first get a duplex?

@Frank Patalano I don’t feel confident enough, I have read 3-6 books but only know the bare minimum. I would like to get a mentor or find someone in my area who I can learn first hand from. I looked up one real estate group on Ike and email them but I never got a response.

What do you think I should do next?
