 Stuff like this is why it’s so hard to find good deals. Got a bunch of people muddying the water and they’re all cash buyers. If you don’t believe that they’re cash buyers just ask them.

This isn't accurate. My first wholesale was similar to Jose's. I got tired of reading and listening to podcasts and just started making calls from Zillows FSBO list. Got an agreement signed without showing proof of funds. Then I had to hunt for a buyer to assign it to. Infact, it took a few deals before I finally found a paranoid seller who asked for proof of funds.

Gotta experience to gain experience.


 Well you got super lucky getting an ignorant seller. Hey more power to you, All the best I will not even show a property without seeing a bank statement. But again this post , I do not even know what to do, so very skeptical. 

I’m actually very close to getting my second contract!! All the same method too with calling FSBO , no proof of funds. Gosh i can’t tell you how life changing this journey has been, and will be! 😆

Definitely going to have to try lists. There might be sellers out there like you, but i think it’s the way I explain myself that might get me over that skepticism.

How did it go?!

So i was actually able to find a contract and got it filled with seller. Found a buyer but the thing is the property is in Youngstown, OH. Due to the incident with the train spillage my buyers want to wait out and seller not in the area as well. 

Huge learning opportunity, and yes i may have jumped in 0 experience but that’s honestly how i learn best i feel. What was that they say about being put under pressure? Oh yeah, it makes diamonds! 

This process has taught me so much and i am abundantly greatful.

As easy as dialing in a number my brother. This is an out of state listing for me and i haven’t sourced any buyers in the area. Should I look for development companies? I have my own liquid for earnest money.
