So called a whole bunch of local banks but I did find one that had an unsecured line of credit program. Wells Fargo allows up to 100K and 1.75% - 9.75% + Prime. There are some fees. The term they are going to give me will be for 5 years under my LLC. If you wish contact me directly and I will provide who I am speaking with at Wells Fargo.

Looking for banks in Philadelphia that have a "Line of Credit" program. The banks that I have spoken to have programs that are used to consolidate smaller unsecured debt (>25K). Looking for banks that will allow a larger credit line (100k+). Not looking for heloc but a true unsecured line of credit.

Thank all of you for all the information. I have added all the books to my list of reading. I hoped to be as well versed soon. As for the mentorship I have mixed feelings. Most that I have seen are more like coaching programs where you are asked to put a good chunk of money down and pay a monthly fee. Not opposed to that but I prefer meeting my mentor in some way and showing that I can provide value. I don't care if I work for free helping in putting a deal together as long as I am learning. In my current career that is how I have brought those up who wanted to learn about network engineering.

Anyone have any good reccomendations on books or training on Real Estate Syndication. Its an interesting subject and want to learn more about it.
