Was asking 15k got em down to 7k. Row of houses with similar to identical exterior at end of the same block sold for 85k 3 years ago. Was quoted 35k for full rehab. 683$ property tax annually. I’m a very very new to this, what should I be looking for in this situation? Have about 50k to play with!

I have a 1,135 sq ft single family home I’m looking at in Pennsylvania. 2 bed(potential 3 if we fix up the attic a bit) 1 bath small backyard and the property seems to be in mint condition. The current tenant maintains the property and pays 650$ a month plus utilities. Taxes are 900$ a year and garbage and recycling which I believe is tied up into the 900$ annual tax. It’s listed at 42,900. Zillow estimates the property at 40k. I’m am able to buy cash no loan, what should I be looking for? Is this a good deal anyone

Hello everyone, my name is Jose Rodriguez. I’ve been playing with the idea of getting into real estate for a few years. Here’s the thing, I don’t have any proof of income for the past 2 years and my credit sucks. I have an off the books gig that does generates income for me every month(about 5k) untaxed. I am partnering with a childhood friend who has the same vision as I do, he has great credit and worked for the most part besides since the covid hit, and we both have about 10k to invest. Since he has the credit and work history, will he be the one to put stuff in his name? Or do we co sign together!
