I’m in the business of flipping mobile homes but am now ready to grow my business by bringing investors on board. My question is how much (percentage wise) should I give my investor as a rate of return if he puts up 100% of the money to buy the home and rehab it, but does none of the work?

I’m really excited about owning a MHP, and I have set this as my new goal. But I’m new and just now getting educated on everything there is to know about MHP investing. One huge question for me is...where do you find the funds for a down payment? I make $63k/year at my current “day job” and I don’t have enough for a down payment for a MHP like the ones discussed on this forum. What’s a good plan for someone new with not so “BiggerPockets”...yet?

My wife and I have been flipping mobile homes and we want to own a park. Where do we start? Where do I find parks for sale? What should I know going into this? Joe
