Barbara,

There is a lot to consider on Purchasing an Airbnb like this, for ex: new laws/rule, the cost/expense to run, cost of amenities, employees, cost for maintenance and repairs, insurance. I was just in Mount Dora last week and it is still a great place to invest. Have you considered investing in a long term rental property?

I was just in Mount Dora yesterday meeting with some referral partners and I think it's a good place to invest in rental properties. The area is growing fast with several new construction companies building new communities there. 

the average market rent is $ 1555.00 per month and 41 % of homes are renter occupied.

I guess the million dollar question is how long the rental market will continue to stay like this. For now though its a great time to have investment rental properties.

As home prices increase, it seem investors are concerned about their ROI. I came across this video and I felt the need to share it with all of you that are thinking of waiting to purchase that investment rental property. This video talks about the tenant rental bidding war, the quality and quantity of people looking for rentals.

Eric,

As I was reading your message, I thought of this, why not look at a few preconstruction properties in the Orlando market. You can look at single family homes or townhouses which will be move in ready for tenants. You can buy now, close in 4 to 6 months when the homes is completed, giving you time to save some more money. There are many new contractions sites all over Orlando and I would be happy to refer a few great realtors.

I would agree with John Underwood, if you live in Florida I don't think there is a better place then Orlando to buy an STR property.

Mike,

My understanding is that STR property managers will charge around 20% in Central Florida which is much higher than Long term Property managers. That does not include all other fee, keep in mind that STR property managers deal with the high turnover, maintenance, repairs, cleaning, dealing with all the furniture, appliances, services like cable, internet, and all other amenities including pools if you have one. let me know if you need a referral to a STR property manager or if you have any other questions.
