I have a whole system in place already when i say VA I mean that they cold call my data for me (from propstream). From there I take over if someone wants an offer and wants to sell their house. I appreciate the response.

Hey guys so I have been wholesaling the last month and am feeling stuck. I get leads from my VA but cant seem to ever make a deal go through. Right now I am scrapping list from propstream getting them skipped, calling and sending out SMS to them. I have been extremely consistent and have been trying a bunch of different things. Does anyone have any tips or advice on what I could be doing better?

Mainly focusing on NJ right now.

House will probably have to be knocked down so at this point I am looking at it as for just the lot. It is in Seaside Heights New Jersey. Ive heard the Realestate market has been very cold. Ideally I would like to just buy the land and resell it quickly after since I think I can get it for a cheap price. Kind of like being a middle man. There is no mortgage on the property. 

Hey guys I am 21 years old and looking to start my Realestate journey and I feel like a blessing just came into my arms. I have a huge question. The house next to mine is a complete piece of garbage inside and out but it is a property down the beach in New Jersey. Bottom line is my neighbor has not listed in on any market and he states that "all he has to go off of is the tax records". It seems like he really wants to get rid of this property badly as his wife just passed away. He stated that he just want to get rid of it without listing it or talking to a broker. I think this could be a golden opportunity. I have no Realestate knowledge at all. I am 21 and have little to no credit. What the heck do I do. Any suggestions welcomed. Thank you so much.
