Hi Branden. So the way I did the ARV, I took about 15 properties with about the same sq ft that it was, divided them up by the price within the area and got my value. That's how I got to my numbers.

And yes I have a real estate attorney, but he only knows the laws of the local Jefferson Parish, Orleans Parish and the other parishes on the south shore. I am hoping to meet one on the north shore soon. I figured I would go to several title companies and interview people to see who would be a good fit for me for St. Tammany Parish. Unless one of you know of a good one for the northshore.

I also was going to get connected with the Northshore REIA, and hopefully meet one there myself.

Also, this past Saturday I got out of my comfort zone and went to talk to the neighbors who live by the vacant house I’ve been looking into. It wasn’t that bad, other than the first one who slammed the door on my face. The 4th neighbor I talked to had all of the info I needed. So once I started actually asking questions and building rapport with the people, I could get the info I needed.

The owners are not dead, they just don’t care about the property anymore. I narrowed it down to one person who owns it now. Now to direct mail them and cold-call them.

Do you guys know of any good apps that let you rent numbers so they don’t get your actual phone number?

@Sean Morrison Thanks Sean I will. I am already apart of NOREIA, but I did not know that there was a Northshore REIA. Where would their office be at?

Also do you happen to know any RE Attorneys in the St. Tammany area?

Hello Friends and REI experts. I want to ask questions about Wholesaling in my state of Louisiana, more of like in my area around the New Orleans Metro area. I have been interested in doing wholesaling houses for a while now, and have been actively been working on looking for deals.

I currently have found like 11 vacant homes in my area, which are in a good school area, low-to-no crime area, and are in good neighborhoods.

I’m not very familiar with Skip tracing, but I have used White pages and TruePeopleSearch.com to find people of these homes.

So far I have done calculating one home with an ARV of $223,000, and about $60k in repairs, but I don't know what to do about the owner.

He is currently dead, and his heirs I don’t know of. Around 10am tomorrow I was going to talk to the neighbors about looking into the home, to see if they know one of the owner’s sons or daughters.

Any tips on what I should do next? Maybe something I’ve missed?
