I am currently having problem with a tenant who is not moving out of my property. I have already filed lawsuits for the back rent and eviction. I also have ended her tenancy back in February, however, they are taking advantage of the courts being backed up (I called the courts to see where they are currently processing and they are still in mid 2020). They also have stopped paying the water bill which I'm slowly ballooning up to the thousands.

I live in Maryland and was wondering if I can do anything else besides wait.

I have a ex tenant who was month to month and violated their lease agreement by damaging the house, not paying rent and water Bill's. They have moved out but they have come back two months later asking for their entire security deposit to them because I did not give them in writing their itemized damages for their security deposit. Unfortunately, I did not give that to them but did tell them I am keeping the deposit. So do I have any legal leg to stand on or am I liable to give them their security deposit back. I live in Maryland if that helps.

A couple of months ago my rental had a window leak that did damage to my tenants China cabinet. I saw that the reason for the leak was because they did not secure the window properly which was why that window was the only one leaking. Now that my tenants have moved out, they want me to pay for the damages. Who is responsible for the damages?

How much should you generally save up for when a tenant leaves?

I have a prospective tenant who wants the landlord to pay utilities and she's pretty adamant about it. This kind of gives a red flag to me but it brought me to this question. Is it possible to put in the lease the max amount of utilities that the landlord is willing to pay? Does this depend on the state? Any experience would be helpful. She is also a section 8 voucher holder

I am looking for a bit of advice and guidance about a tenant who owes several months in back rent. I have already taken them to small claims court and we have agreed that they would pay the entirety in full by the end of this month, however, I have found out that they will not have the promised money. I am already thinking of evicting them next month but I was wondering in the meantime any possible way of getting the rent that is owed. I was thinking because I have the papers from the small claims court that I could file a lien but I am having trouble understanding how to file for something like that. If I could get any suggestions or advice it would really be helpful.
