Derek Gendig It is great to hear from you. I am building my list, as I believe I would feel more confident in getting properties under contract with a solid list prior to. Since you are an investor, I am assuming you have purchased properties under contract and are constantly looking to acquire more if they make sense for your business, correct?

Brett Snodgrass pleasure to hear from you, I have heard many positive success stories from the Indianapolis market. How many wholesale deals have you completed in the past? I am eager to start on my first, and would like to start in Indianapolis since the NYC market is a bit tough due to the high cost of living.

Nathan,

As a Rookie Investor myself, I am preparing to start Wholesaling properties to bring in more money. 

Consider starting with Wholesaling, and also build your network with Hard Money Lenders if you are looking to buy/rehab properties.  Even if your income is less than 20k/ year, there are ways of acquiring money to start investing.  Don't be afraid to invest out of state or outside of your comfort zone, that is what will make you tons of money!  

I live in Manhattan now, but am originally from Temecula, CA and understand my market and the market in So Cal are not good for us as Rookie Investors... let's not let that deter us from our main goal.

Harini,

I had read about Wholesaling being illegal in certain states, but also read that theory is questionable coming from someone who may not be an actual investor.  It can be illegal based on how you market the property you have under contract and the wording used in your contract.  

For example, you are making money based on your assignment fee, you are not making "commission" at the end of the deal.  The only way it is illegal, is if you are selling Real Estate without a license.... if you are simply assigning a contract for a wholesale (matchmaking for a motivated seller and buyer), you are not selling, so it should not be illegal to practice in that state or any other state.  Make sense?  

I would suggest doing a bit more research on this topic because I am not a lawyer, I am basing this from my own research... I am prepping for my first wholesale as a Rookie Investor.

@Account Closed This is of great help!!  I appreciate you sharing strategies and knowledge.  I will take a swing at it using your strategies and others that I have in mind as well.  The hardest part in this is taking off with wholesaling in general, all else seems to fall into place by digging a bit deeper when researching.

Hello,

I am new Investor who recently joined Bigger Pockets with the intent to learn, grow, and be surrounded by like minded individuals who will motivate me to keep moving forward in this industry.  I am originally from Southern California, but now reside in Manhattan, NYC.  

My background is in Marketing and Sales, however, my formal education is in Criminal Justice and Police Training.  Several life events have led me to Real Estate Investments because I know this will allow me to fund and donate to research studies for Children's Cancer in the future.

My brain is eager to learn more, and my ears waiting to hear from wholesalers, hard money lenders, contractors, and other motivated investors out there!!  I am looking forward to working with each and every one of you as we move along in this journey!
