I own a billboard easement in Hardin County Texas. 14k VPD that pays $3k per year. Originally a 30 year lease, theres about 20 years left to an advertising agency. Whats a typical multiple for such asset?

Helpful both thank you. This is in NJ - 190 unit condo complex. 

Trying to sell 12 unit condo portfolio fully rented. All 1 bed/1 bath. Is it best to sell as portfolio or individual?

Anyone have any suggested insurers who would cover aluminum wiring? 

I am looking to sell my billboard easement in Southern Texas. All expenses are paid for by Lamar. Its a new 20 year lease with 20% monthly gross revs. I am being told I can sell for near a 6% cap ($17k/m). Are there any comps I can look at to see if 6% is too low? I view it as a NNN investment.

My buddy has a billboard on his property and is selling the entire property with  the billboard which is leased to CBS. I will be approaching him to buy just the rights to the billboard. Technically, would I have to buy just the land underneath the billboard or could a purchase an easement that encumbers the billboard?
