@James Park I'm a Realtor here in Kokomo and was looking at the properties you have. 1429 S Main is a commercial building - is that one that you own on land contract? I will agree that the market here has shown signs of slowing down in the last 1-2 months, but still plenty of demand exists.

Not an appreciation play, but great cash flow opportunities here even in the current market.

@Daniel Molina I'm a realtor in Kokomo, IN and based on some of my investor clients' experiences with the various property management companies in this area, Moxie Properties seems to be the one that I hear the most positive things about. Again, that's not from my own personal experiences as I've managed my rentals myself, but solely based on what I've been told the last couple of years or so.

@Ryan O'Connor I’d love to! I’m sure you know Kokomo is heavily dependent on the auto manufacturing industry but has some great cash flow deals.

@Yanto Njam at the time it sold, gross annual rents were $244,800. Each unit leased at $575/mo and it was mostly occupied.

Here in north central Indiana (specifically Kokomo, IN), $1mil could buy roughly 35-50 doors with great cash flow. B/C areas. We sold our 24-unit a few years ago for $525k. Since that time, we've seen a 36-unit (all 2bd units) sell for $730k and a 48 unit (comprised of 12-3bd, 27-2bd & 9-1bd units) sell for $1.2mil. Not as much inventory, but strong cash flow when deals become available.
