I had an A/C condenser stolen once so I got smart and purchased a cage and padlock to protect my brand new A/C unit...thieves broke into the cage and stole the new unit too.

I live in California and want to 1031 my investment property in Memphis, TN to buy my brother’s investment property in Houston. I currently own 2 other properties in Houston and want to consolidate my portfolio under one property manager who I like. BP community- please refer me to a good 1031 intermediary who can manage this complex process. Thanks!

@Rema W. I use a hybrid approach. I start with a 1-year lease. Once the term expires, it defaults to a month-to-month lease. That way, you recoup your turnover costs in year one, while having the flexibility to terminate later. I live in a blue state so trying to recoup any losses from an early termination during a term lease is nearly impossible anyway.

You may want to contact your Housing Authority rep and ask them what’s the max rent for a 2-Bedroom voucher in your County/ZIP code. Then, you send a 30-day or 60-day notice to increase rent to your tenant and the HA case worker (depending on your state’s laws). Lastly, HA will adjust the tenant’s portion and HA’s portion, according to your tenant’s income...each tenant will have a different rent split based to their respective incomes...

U-haul publishes an annual report that shows what cities people are moving to...also, I only invest in “red states” where I know legislation is favorable to me the landlord. Lastly, I’ve learned to always check school ratings!
