i use erentallock.com on mine. they dont require wifi, or internet. they use mathematic algorithms to spit out a code based on the time of day and length of stay. theyre typically used for VRBO but i use them on my rentals. codes are good for 2 years max. At that point if the tenant is still there, you just reissue a code for them. They can change their 10 digit access code down to a 4 digit 'short code' with instructions provided. They are kinda pricey, but my rentals are all in houston, and im in DFW, and they dont get keys. I tell them to change the batteries when i send them the lease renewal or else theyll get locked out. seems to work well so far.

They start getting demanding, raise the price. They need everything from you and you need nothing from them. Leverage is powerful. I’m the type to just tell them no regardless, but I’ve been known to be spiteful to those who think I’m a fool.

Have them call structured foundation repair. The owner is an a&m engineering graduate, as well as they pay for a post-repair inspection from a 3rd party structural engineer to ensure their repair was sound. They’re great.

If you can clear almost $300k after selling, that can buy a lot of property. $20k down x 15 properties that would cashflow.

You're signing a legal document. Read it. If you think it's missing something, add it. If it has something you don't like, remove it. If you have no issues then I'd say go for it.

...so you knew the person who ran up the debt? It seems to me like THEY Misrepresented what fund and grow does. Perhaps they set it up as a partnership but your friend sold it to you as a way to make money, and left you holding the bag.
