@Steve Mcdonald Steve, 631 sq ft is very small for a retail store. Your potential tenants may be real limited. I'm thinking a take out ice cream / water ice store. Or maybe a small espresso bar. I'm very leary about commercial retail properties given that brick and mortars are in less demand year after year. I would do some more due diligence on this one before pulling the trigger.

@Steve Mcdonald @Toby S. is right on about Ocean City. Great family resort, etc. My only concern would be finding a year round tenant in a seasonal town. Is there a commercial tenant already in place? If not, finding one may be a challenge.

@JASON CHOI I strongly suggest getting your feet wet by investing in areas local to you. Out of State investing has inherent risk that nullifies all that good data you researched and posted. You live 20 miles from a city that is bursting at the seems. Take advantage of it.
