Hello everyone, I have a unique situation that I have not experienced before. I purchased an off-market property located in Texas through Auction.com. The property was listed as occupied. I figured this would take some work but I have managed to get people out before. The part I didn't realize was that the property is occupied by renters (and these renters do not open the front door). I don't have any of their information and the previous owner won't provide it so I can't evict or even discuss with the tenants. Can anyone provide some insight into what I should do next? Would an Attorney make sense at this point? Website where I can find their info? 

This may not seem like something you want to do but it has worked for me in the past. You may want to rewrite your lease terms and then get some locks that you can control remotely. So if they are delinquent you can lock them out of the property until they pay their rent. After the first time being locked out they usually learn to pay on time. 

Texas law allows your landlord to change the door lock if you are delinquent with rent. (After January 1, 2008 - your landlord has the right to change the door lock to your individual unit for non-payment of rent only if your lease has a provision allowing him to do so.)

I have ran into similar issues.

Thanks everyone. I ended up finding someone. Probably a bit high. $700 for 6 months. I will contact you all on the next one. I am in San Antonio, TX.

Hello, First time flipper and I did not realize I needed a builders risk policy. Anything online that I can get quick? Seller needs proof today.

Hello, thanks for the heads up everyone. I am looking at Nacagdoches street in San Antonio just North of Loop 410. Asking is $159k. I am concerned about ARV estimate.

Hello, I am looking at an opportunity off Nacogdhoches just North of 410. Does anyone have experience in this area? My rental portfolio is primarily in West Texas so I am not as familiar with this area. I have always thought a duplex would be a great rental property but could use some advice on the area. My biggest concern is the ARV. I can't find a reliable source for a good estimate.
