A local sheriff recently mentioned to me that when writing new lease agreements I should include that the new tenant is not covered under the "California Friendly Tenant Law" this is the first time I've heard of it and am unable to find any search results on google... has anyone encountered a law like this or is there anyone that includes a mandatory lease addendum with their new contracts? until now I've only filled out the CAR lease agreement but would like to add some extended protection for myself when writing future contracts.

Anyone successfully flipping in California? If you can give me some advice I would appreciate it.. I’m 26 and have 7 rentals now and they are all long term. I still work full time and want to move into flipping so. Needless to say I want to get a year or so under my belt before calling it quits on my day job. Also looking for connections for * hard money * wholesalers * Local investors group near Fresno Thanks everyone.
