@Donnie N. I am in the process of dealing with them also. Yes you can opt out of the dumb newsletter. I am not impressed with my experience so far. It does not seem like they have done anything more then what I could have done out of the gate. It’s a long drawn out process. My credit score is in the high 700s and they got me 14k on their first run. They stated because I had some inquiries the month before (because I had to get a new lease for a car) that’s the reason why some banks declined me which.... I thought was their job to talk through these things and over come these types of obstacles. So as I said I’m not impressed and I had to look elsewhere to find financing for my first investment property. We will see how the second round goes in October I guess.

@Ali Boone I spoke with an investor friendly CPA. She told me all of her clients have separate LLCs for each investment property. I think that is over kill as I am just starting out. Which is why I asked the question to see how others do it and advice as well. Yes, I agree this does seem like putting the cart before the horse. After I get a few properties in my portfolio I will re evaluate my situation. Thank you for your feedback

@Joel Gierbolini google banks in the market you are looking to invest smaller community banks offer these type of mortgages. Just call and say you want to talk to their mortgage specialist. I just did this in a small town in GA they even specifically offer investor mortgages 30 year fixed 5.5%.

Good idea? Where would you handle most expenses? Divide them out or under one specific Llc example.. Gas to drive to the property and lawn equipment to maintain the property along with other home office expenses.

I am Having trouble calculating ROI. If I am financing with 20% Down payment do I calculate my "all in cost" of the property as the 20% or the actual purchase price of the home? Thanks in advance!

@Robert Timm some banks will take 15% down on investment property’s. Also you may need to give a personal guarantee. But think about putting 15 down vs 20 and strategize that way. Small banks in the area your looking to invest in will most likely give you a mortgage for 30 yrs.
