Hello Sterling.

I share the same thoughts as everyone who has posted before me. Your ambition is inspiring!

I was thinking about this today, and although your situation is very unique to say the least it can be looked at as a road block not unlike the challenges that face all of us starting out. Some of us have no money, some have no education, some have very little time, some have a negative family member that gets in their way, the list can go on and on. My point being that we all have to find ways around these obstacles that seem like mountains for us personally. Your starting out right trying to find a partner that gets it. You will find one I'm sure of it! Keep asking and looking and he or she will show up. I look forward to updates!

Thank you Richard. Good to here from you. Seems like a life time ago we were at the REIA meetings together. I will definitely look you up and reach out. I would love to have some one to meet with monthly to share accountability!

 To give Jen's question attention- there is definitely different opinions on this topic of should an investor get their license. I guess for me what helped me make my decision was a BP podcast not so long ago. Forgive me I don't remember the show number or the gentleman's name but his business niche was in a nut shell "all things real estate". When he would market for deals and get in front of the potential seller, if it wasn't a deal that he could invest in he would explain to them their best option would be for them to list their property on the market. He would offer for one of his agents to interview with them, as they should interview a few different agents, and potentially get the listing. If the home was not a deal for him to invest in and it needed to much repair to list right away he offered repair consulting and contractor management before they interviewed agents and again he potentially could get the listing. Light bulbs went off in my head when I listed to that podcast!

The other thing for me is that so long as we are acting in complete integrity and all information is disclosed and all paper work is documented properly we should have nothing to fear as investors holding a license. But that's just my opinion. Thoughts?

This is a return to BP for me. I set up a profile about a tear a go and never really went on since. Yea, one of those people! Long story short, real estate has been a passion of mine for nearly two decades now, starting when I was 19 years old, with a 3 unit. Another multi and a couple flips down the road, other distractions in life took me away from real estate for a few years. So a few months back I decided enough was enough and it was time to get back in the game! I decided to go for my real estate license to help my own investing efforts. I realized to be an active agent, here in New Hampshire any way, you have to hang your license at a brokerage. That's when my excitement for the retail end of real estate started to be sparked. I have a good working relationship with one of the top agents in New Hampshire who sells million dollar luxury homes and has been for years. She was kind enough to give me a few moments of her time and gave me great advice on a few things and peaked my interest even more. I set a meeting with her manager and again got great positive information about retail real estate. 

  So this is what I'm wondering from you experienced agents out there. My classes don't start until September finishing in November. What actions can I take now through  my class period to help me hit the ground running when my license is printed? What books would you recommend? Knowing what you know now, what would you do different starting out? 

  The second reason for my return is to use BP as kind of an accountability partner of sorts. I'm posting out my commitment to spend at least 15 minutes a day on BP and respond to at least one persons post. This is the one thing I thought of that could help in this new direction of life I'm taking.
