@Phillip Dwyerthanks for the greeting. I did buy my current residence with the VA Loan, I know the VA makes it a rule that the house has to be your primary residence, but I thought I read somewhere that if you've lived there for X amount of years then you're allowed to rent it out...not sure how accurate that is. I'm also not positive if I can create cashflow out of the property, my mortgage is $1040 and I believe the going rate for rent in the area might be 1200-1250. With expenses for the property manager, repairs, trash, sewage, etc, I could end up losing money every month, no?

Thanks everyone for the replies, I was able to catch the webinar yesterday that Brandon did on analyzing rental properties, I'm already learning quite a bit that I didn't know before. I'll have to check out those podcasts you mentioned @Brandon Bozarth. Good luck on your move back out to the west coast. I think I'm mostly interested in buy-and-hold properties, with maybe some flips if it's too good a deal to pass up to make some quick money. I don't have have anything for downpayment though, so I may have to start small, like condo's.

Hey folks, my name is Joseph, I'm 26 years old with a wife and child, living in Las Vegas. I purchased my first home just a few years ago, that I still live in today. I recently read "Rich Dad Poor Dad" and I felt inspired and motivated to invest in real estate. I've been contributing to a 401K since I was 18 in the Air Force, but I feel like leaving my future retirement in the hands of some mutual fund manager and the volitility of the stock market may not be the best idea. I've just ordered some more real estate investing books, but I'm here to learn anything I can to help me build wealth and cashflow.
