I agree with Justin Pillion, if the property is FHA qualified, and the bank offers such a loan, you defenetly should be able to apply for it.You also have to qualify , and meet the bank's requirements.

yes there is a tutoral video where Brandon Turner is doing it step by step.It's about 24mn.I think you may need to use the rehab calculator instead,since your deal involves a rehab.loan.

Hi Craig,did you look into Mass Housing loan,5% down,but no PMI that an FHA loan requires.The APR is bit higher,but your final payment would still be lower than the FHA one.I am personlly pre-approved for a Mass Housing loan,but I still can't find the 2-family house where the numbers work.

I am just being patient,but also ready to pull the triger.

hello Antoine, being a landlord, and being a roommate are two different experiences. If you are young and used to having roommates that you can get a long with, I don't see why you wouldn't share your house.My issue with such a strategy is that when you try to acquire your next investment. You need to know if the house that you're thinking of buying is going to have positive cash flow, let say if you decide to rent it.If you buy a duplex, and a tenant decided to leave, you only have to come up with what that tenant was paying for rent to cover your mortgage, but if you have SFH, you will have to cover your entire mortgage. What I suggest is to use the BP rental calculator, include all the expenses and see if the numbers work.

I am just wondering if you have been using the biggerpockets rental calculator.

Brendon Turner has a tutoral video where he is analyzing a proprety that he was thinking of buying.You should  check it out.It sure help me understand what to aim for as far as numbers.
