Post: Can Buyers Ask for the Lease?

go back through your OTP contract. If they signed the contract, and if the contract specifies they must provide any copy of lease, rent rolls, etc., then they have a contractual obligation to fulfill. Now, their failure to do so may only lead to contract termination, or you may be entitled to damages, depending on the contract. But if you just point out respectfully that they signed the contract and need to fulfill their obligation, that may solve it. 

A 2nd option is to ask them to provide the lease terms, renal amount, and any rent concessions. That is your most important information, and may sidestep their concern.

Not sure about rules on endorsement here, but we use Bloom Insurance in Roswell, GA. They broker for various agencies and can shop rates. I've had a good experience so far. DM me if you need contact details.

John Farady - that is a tremendous source. Is there a way to time series the data into comparative charts? I'm looking specifically for trend lines.

Would also love to find a site that allows you to reverse engineer city searches. Say find cities above 50,000 population in state X with +2% population growth, days on market is below 30 days, etc.

I've always been surprised that, with all the data wonk sin RE investing, no one has solved one of the most persistent frustrations we encounter, zip code specific data aggregation. The few I've found who do this charge rates SFR investors can't afford because they are built for MFR institutional investors.

Has anyone seen an entrepreneur step into this space with a good data aggregator that gets down to zip code on things like job growth, median house price changes over time, population growth over time, ave rent prices over time, etc.? That gal/guy would make big money.

Jason Chu's post here warrants an answer and I have the same issue. 20+ units, 750+ hour real estate professional, but all income comes from rentals.

Do expenses fall to E or C?
