Depends where you want to be. Plenty of cheap homes in Central PA although they are getting harder to find. I also invest in Pine Bluff AR and Eastern NC.  Pine Bluff is a bit of a war zone so need to be careful there but really cheap property can be had. You will have to deal with the blight and not so good tennants. Low income areas are where I like to invest. Someting about helping the poorer segmant of society seems to be my calling.

 I own 5 properties in PA. Just really hard finding a property manager and contractors. Not buying anything else right now around Central PA. Concentrating in a different area.

I am not familiar with Texas so can not help out there. I owned property years ago near El Paso that worked out well for me. I would find a local realtor who works with investors in the area you interested in. They can probably help you out tremendously.

I am also an investor in Schuylkill County. Seeing this post is old now if you have not invested here yet or looking into Pottsville they are creating some new requirements for rentals. The code enforcement is a pain in the *** here and they are trying to get tough on the dilapidated properties. Unfortunately, my one property in Pottsville had squatters in there and took almost a year to get rid of them. At that time they destroyed the home. I have it just sitting now on the back burner till I decide what to do with it. Probably could put $10k into it and then would be a good rental.  it is a difficult area if you need help since impossible to find reliable contractors and property managers. I know the area pretty well and can direct you to better areas if looking for lower price homes.

If you need help with Schuykil or Northumberland Counties in PA I can help. It is an area with cheap homes and ok rents. Just you are dealing with lower-income folks. It is also difficult to find reliable contractors and property managers. Section 8 is the way to go here. If everything goes well it can be a profitable area for you.

Just check to make sure the place where the lots are at can have mobile homes on them or can be used commercially for a storage lot. Depending on the neighborhood you might get some push back from neighbors who do not want junk piling up or trailers. Plus with a storage lot, you are creating a nuisance possibly by increased noise and traffic in the area. I have a burnt home in NC that I can put a mobile on if I want just not sure what to do there yet.

That is the prison look and you can buff the painted concrete so they have a mirror shine. Where I am everthing is very old and usaully has a basement so concrete would not work for me. My father did that with a home back in the 80s and the plain concrete worked out well. He did tile a small section by the front door though.

I deal with low-income rentals and my units only get the cheapest wall to wall tile or laminate flooring. That is what I was taught growing up working with my father who did primarily budget rentals. Someone wants carpet easy enough for them to buy a throw rug.
