Which type of loan would be the best for obtaining 40k? I have a possible deal where I need a down payment of approx 40k. Hard money? Private lender? Someone here want to donate 40k to me? Lol. Unit is multi-family and I can use my own credit to get the conventional loan. It is ready to rent and such, I just need the 40k. This is my first possible deal. Just reaching out.

I have a potential deal on the table and I need 40k to make the down payment. My credit score is plenty fine otherwise to secure a 30-yr conventional loan. Is a hard money loan the way to go?
