Hi all,

Looking at a property for sale and the interior is turnkey, but there is a fully detached garage/workshop in the backyard that is falling apart. Would HUD approve of the home if its written in the lease that tenant cannot have access to the garage? Or would it have to be demolished? Left some messages with the housing authority with no response.

Hi all,

Looking for a home inspector in the Birmingham area to inspect an investment property. We plan to get a HUD tenant so they should also be familiar with the Section 8 guidelines for inspections. For example, we want to know if the garage at a property we looked at would pass HUD inspection or not.

Hello all,

Have a newbie investor looking in Birmingham AL. He is a cash buyer looking to purchase a property around 75-100k and rent it to a HUD tenant. Looking for a realtor that has both:

-Investment experience (preferably owns rentals)
-Section 8 experience

Forgot to mention, I tend to avoid local banks as my leads often are buying all across the US, so it makes more sense to have a handful of DSCR lenders that cover most states instead.

I actually have a few DSCR lenders that do $75k purchase price and interest seems to be between 8 - 8.5% currently on those small deals, which is fine. Most give around 1% of the loan as a referral bonus. The reason I am still looking for lenders is 2 main reasons

-Property management not required to close for buyer

-No prepayment penalty (or a low one at least)

My current lenders have a 5/4/3/2/1 prepayment penalty and require property management for 1 year minimum.

-Is willing to work with foreign investors
-Past real estate experience not needed for buyer

Hello all!

Currently looking for DSCR lenders that I can refer my leads to. I probably get 1-2 solid leads per month and would want a referral fee. These leads are international and want to invest in the US. All the lender's I've seen have minimum purchase prices of 100k and 25-35% downpayment for international. I have a client looking to purchase in Cleveland, OH. They have had a successful business open for 9 months now. They are looking for bank statement loans as they want to purchase a cheap primary residence ($70-80k purchase price) but do not have 2 years of tax returns. DSCR loans are not an option since this would be a primary residence and not an investment. Please let me know if any of you can handle this!
