I was seeing if some people can double check my closing costs.

I purchased a single family for $90k in Pittsburgh, PA.

@John Underwood Thanks John, that's awesome advice and I'm definitely thinking the same way.  I'm new to this and constantly hear value add so it's steering me into the direction of wanting to put money into my house.  I plan on buying my next property (a multi family) within 6 months so I figure the best thing to do is save money and if people are willing to live in the house as is, let them.

Hello everyone,

I'm trying to decide if it is worth it to use a streamline 203k loan to install central A/C and remodel some of the interior, such as raise the ceiling, replace the roof / gutters, and remove and paint wall paneling.

The house is not in that bad of shape which is why I'm asking if I should use the 203k loan or dip into my savings. I'm 24 with a monthly income of $3k, however, this house will have my monthly income increasing to 4k hopefully.

Hello everyone,

I'm trying to find, as the title says, an HVAC, electrician, and a contractor for my house I recently purchased on Mt Washington.  I would like to install central A/C and remodel some of the interior, such as raise the ceiling, replace the roof, and remove wall paneling.   

I would gladly take any recommendations as I am new into the real estate game and am trying to expand my network.

Is it possible that the fees can be reduced later before closing?

Dennis M. What do you mean when you say does the insurance company know you’re doing this? I’m also thinking about making it a 6 month lease. Also, the only people living there will more than likely be college students so I don’t think I’ll have a problem finding tenants per room. I’ve already received a lot of messages from Craigslist.

I see in section C that those are expenses I can shop for. Are there any suggestions on how I can go about finding better prices for this? There were 15 offers on the house. I was tied with highest bid and waived an inspection so they chose my bid. I did, however, get the house inspected and there’s nothing wrong with it. This is my first house I bought and will be living in one room renting out the other 3 rooms which is why the down payment is so low.

So I'm going through escrow right now and realized I'm pretty sure I'm overpaying for the closing costs. I'm being charged $9,071 and through research, it says that it's usually $3.5-7.5k. The house was $90k. Is this too high for closing costs? Should I try to go through another lender? Would it make a difference? How much of a difference does a broker make for a conventional loan in the sense of decreasing interest rate and costs?
