@Stephen Stokes thank you for the reply. Luckily we closed on this about about a year and a half ago. Kept it on sub2 for a little over a year and then refi'd into a 30 year through the LLC

@Diego Briceno yes we ended up using Smoker Gard associates in new Holland. If you mention my business partners name Mathieu (Ma2) Gascon he was more of the person in contact with them. Very pain free and knowledgeable.

Hello, I have a question regarding the naming of my LLC here in Pennsylvania. My partner and I did think of a name we like and during the search I found another company using it, but rather than LLC they are using L.P.

Would the state still accept the same name but with LLC at the end instead of L.P.? Thank you

Doesn't the title insurance company typically do the title search and handle most aspects of the transfer?

Hello, I have a friend who is a contractor who is offering to sell me a house he bought. The details are I would buy the property from him for 10k and he would finish it and such for 9k, bringing the total purchase price to 19k. (This is a cheaper coal mining region) 

What would be the best option in terms of writing up the contract and getting title transferred ect? From another buddy of mine who invests in the area, he says the real estate agents charge a minimum of 3k plus closing costs, is there a way to avoid this? Any other insights? Thank you

Hello all, I am new to posting on the forums but I have been reading for awhile.

My current situation is one of a beginning investor looking for opportunities in various different places. My wife is from Sao Pualo Brazil and we are currently looking at buying some land in that area. Does anyone have any experience buying land/property in Brazil as a US citizen? I understand the process is very different than our own here in the US but I'd like to speak with someone that has actually done it.
